Management-by-objectives sustainability agreement for the Kalkbreite site
The sustainability management-by-objectives agreement for the Kalkbreite residential and commercial building is the origin of a sustainability strategy. Both the target agreement and its phased implementation and monitoring are based on the SIA 112/1 'Nachhaltiges Bauen Hochbau'.
This approach was successfully applied during the building’s construction and has since been transitioned into ongoing operational monitoring. We continue to provide this service for the cooperative.
SNBS-Areal for strategic development
Continuous process support in the project development
Durable has turned a certificate into a strategic instrument with the new SNBS-Areal standard developed on behalf of the Swiss Sustainable Building Network (NNBS). We have designed SNBS-Areal in such a way that pre-certification already makes sense in the development phase (SIA phase 2). In this way, important foundations can be laid at an early stage, sites can be developed in line with the phase and an appropriate standard can be provided for special utilisation planning.
SNBS-Areal is based on the instruments like management by objectives, studies, competitions and project specifications that are part of a development. The first successful application is the certification of the Klybeckplus sub-area SwissLife in Basel.

Erneuerungsstrategie für die engere Zentralverwaltung «eZV» des Kantons Zürich
In enger Zusammenarbeit mit dem Hochbauamt des Kantons Zürich hat Durable eine Nachhaltigkeitsstrategie für die Erneuerung der Bauten der engeren Zentralverwaltung «eZV» des Kantons an Limmat und Stampfenbachplatz in Zürich entwickelt.
Die erwartete lange Dauer des Erneuerungsprozesses der denkmalgeschützten Bauten erfordert eine gesamthaft ausgerichtete und möglichst offene Strategie in Szenarien. Dabei werden Ziele zu drei Szenarien aufeinander abgestimmt.

Sustainability strategy for the investment foundation ECOREAL
In 2023, the Swiss real estate investment foundation ECOREAL revamped its sustainability strategy in collaboration with Durable. The strategy is grounded in ECOREAL’s core values and aligned with the UN Sustainable Development Goals (SDGs), ensuring that all ESG aspects are fully integrated.
The strategy development utilised the proven method of management-by-objectives in line with SIA 112/1. This approach is highly compatible with overarching strategies and the desired ESG methodology, enabling a customised approach and a long-term, plan-driven implementation.
A sustainability strategy for long-term site development
A sustainability strategy for HIAG's Metalli Wydeneck site in Dornach
HIAG Immobilien is redeveloping the former Swissmetal site in Dornach for new uses under a long-term implementation plan that includes interim uses.
Since 2018, Durable has been guiding this process, consolidating various topics into a comprehensive sustainability strategy and, over time, developing actionable measures and demonstrating their feasibility. In the summer of 2024, another significant step in the special utilisation planning was taken in collaboration with the local municipality.
Aligning a portfolio with evolving market conditions
Sustainability strategy for POLIS Immobilien AG, Berlin
In 2021/22, POLIS Immobilien AG, in collaboration with Durable, revamped its sustainability strategy to align with ESG ratings and meet regulatory requirements. The proven management-by-objectives method, as outlined in SIA 112/1, was once again employed. This agreement was developed through workshops with all relevant POLIS stakeholders.
A key aspect of the strategy is the reduction pathway for greenhouse gas emissions in scopes 1 and 2, incorporating property-specific district heating solutions and sustainable electricity products. The strategy has since been implemented at a selected property.
Refining strategy and defining implementation measures
Sustainability strategy for 'NEST Sammelstiftung'
The NEST Sammelstiftung, as an ecological-ethical pension fund, has developed a sustainability concept based on 14 principles that follows a comprehensive sustainability approach. These principles were created using the management-by-objectives method according to SIA 112/1.
Durable is refining the sustainability concept and developing actionable measures for its implementation. The focus is on minimising greenhouse gas emissions across all three scopes, promoting circular economy practices, and optimising facility management.
